Sublet Terms & Conditions

Sublet Fee — One Month’s Base Rent

The sublet fee is equal to one month’s base rent. If you are subletting only your portion of a shared apartment, the fee equals one month of your individual rent amount. This fee is due only after a formal sublet agreement is executed and signed by all parties.

You Remain Liable

Even if a subtenant is identified and approved, you remain liable through the full duration of your original lease agreement. A sublet does not release you from your lease obligations.

Automatic Listing on Our Website

Once your sublet request is approved, your unit will automatically be listed on the 43 North website and included in all tenant lead communications going forward through our integrated systems. You do not need to manage the listing yourself.

What Happens Next

Our team will review your request and respond within 2 business days. If approved, 43 North will send a Sublet Approval Agreement to all parties on the original lease — all residents must approve.

Your subtenant must apply through the 43 North website at rent43north.com. We will verify their application, employment, rental history, and background.

Upon approval of the subtenant’s application, a formal sublet agreement will be sent outlining all terms including duration, rent amount, and security deposit. The sublet fee is due only after this agreement is executed.
